Athens is located in Clarke County and is 60 miles northeast of Atlanta. The area is accessible by Georgia 316, which connects to Interstate 285 and Georgia 78. Known for being home to the University of Georgia, the city boasts just over 100,000 residents, approximately one-third of which are students.

The pedestrian-friendly downtown area offers an abundance of shops, distinctive restaurants and entertainment venues. Georgia Square Mall offers additional retailers and even features a double-decker Venetian carousel. The area is filled with local galleries and the arts and cultural offerings are endless. Athens residents will enjoy some of the best theater and live music that the state has to offer.

Rich with Georgia history, Athens is home to the only remaining one of two double barreled cannons produced during the American Civil War and several historic districts. The town is also noted for the famous Tree That Owns Itself and the State Botanical Garden of Georgia.

Athens homeowners who enjoy sports will love cheering on the top-ranked University of Georgia Bulldogs at various athletics events. The entire state loves to root for their beloved home team and the enthusiasm is infectious. Boasting an impressive athletics program, UGA has won 24 national championships, 14 of which were in the last decade. The University of Georgia is the first state-chartered university in North America and enrolls over 33,000 students. The school offers 19 Baccalaureate degrees in more than 150 fields and 30 Master's degrees in 128 fields. Senior residents age 62 or older can take advantage of tuition-free courses.

Students in grades K-12 will attend schools in the Clarke County School District. The district has an impressive reputation and many of the students have received honors for excelling in both academics and athletics. Private schools are also convenient to the area, and several colleges and universities are nearby.

Athens has several neighborhoods listed on the National Register of Historic Places. The area features antebellum, Victorian, and other period homes, many of which are within walking distance of the university. More contemporary styles are also available including must-see, exquisite new construction. Prospective homebuyers will be impressed with the vast acreage available and many will enjoy lake views and tons of amenities. Elegant single-family homes and stylish, contemporary townhomes and condos are available. Prices in the area start in the low $100s.
